Area Manager's supervise the janitorial services of multiple accounts, to conform to direct cost budgets, quality standards, and customer satisfaction.

Area Manager Responsibilities

  • Review and control labor and supply costs for assigned accounts
  • Inspect assigned accounts
  • Visit clients regularly to maintain strong relationships
  • Assign cleaning personnel to accounts
  • Develop work schedules
  • Supervise New Employee Orientation and training for new cleaning personnel
  • Assist supervisor in work loading prospective accounts to support cost estimates for bid proposals
  • Take fiscal responsibilities for budgets assigned to building accounts
  • Requisition and account for necessary equipment and supplies for accounts
  • Maintain necessary equipment and supplies for accounts
  • Review, discipline, promote, and discharge employees
  • Resolve day-to-day operational problems at company accounts
  • Demonstrate leadership qualities by maintaining on-going quality assurance procedures
  • Personally participate in and promote the processes and programs of Terran’s Spic and Span Cleaning Service’s system throughout the organization.
  • Ensuring that Field personnel actively participate in the Performance Management process
  • Perform such other duties as assigned by Vice President of Operations

  • Minimum of 3-5 years of experience in contract cleaning or facility management position
  • Strong problem solving and decision-making skills
  • Excellent communication/reading skills
  • Basic computer knowledge required

A commercial cleaner’s exact responsibilities will differ depending on a facility’s size and structure, but some core tasks are almost always associated with the job. 


Generally, commercial cleaners should expect to do the following:

Clean

As you might expect, cleaning-related tasks are at the heart of this position.  Sweeping, buffing, mopping,  dusting, vacuuming, emptying trash cans, polishing woodwork, wiping down tables, scrubbing toilets, and washing windows are some of the basic jobs commercial cleaners perform regularly.

Sanitize

Keeping places as sanitary as possible is another responsibility. To this end, commercial cleaners often use disinfectants and similar chemicals to prevent the spread of germs. This type of cleaning is common when buildings are relatively empty so as not to subject others to bothersome smells.

Restock Supplies

Ensuring that areas such as bathrooms and kitchens contain a sufficient supply of paper products is a common part of upkeep. Commercial cleaners also need to watch the inventory of supplies they need to perform their job and reorder as necessary.

Follow a Checklist

Team leaders receive instructions from employers or clients and create checklists for their staff. Schedules of what needs to be done and when maximizes efficiency and job performance. For example, the bathrooms at a shopping center may require attendance every hour, whereas the entrance lobby may only require upkeep every two hours.

Handle Unexpected Problems

Situations sometimes arise that require extra effort or skill. For instance, clients may call in commercial cleaners to get a stain out of a carpet before it sets, clean up a facility after a large event, or get a bathroom back into shape after a pipe leaks.

Floor Technicians are responsible for maintaining all floor areas and sustaining high standards of cleanliness and sanitation.


Responsibilities include carpet spot removal, bonnet and extraction carpet cleaning, operating floor sweepers, buffers, strippers, canister vacuum cleaners, and shop vacuums. Adequate personal protective equipment (PPE) is required when working with chemicals and equipment.


To be successful in this role, you will protect patients and visitors by keeping floors free from harmful microorganisms and being mindful of slip, trip, and fall hazards. Preferred candidates are motivated, meticulous, and able to work with numerous interruptions.

Floor Technician Responsibilities

  • Cleaning offices, hallways, common areas, and other areas
  • Moving furniture before and after cleaning
  • Cleaning, dusting, mopping, stripping, and waxing floors
  • Measuring chemicals correctly
  • Operating chemical dispensing units
  • Labeling chemicals accurately
  • Cleaning, maintaining, and storing equipment and PPE proficiently
  • Keeping an inventory of floor areas and scheduling cleaning and maintenance duties
  • Reporting maintenance issues to the supervisor
  • Assisting with hazardous waste collection as requested by the supervisor

Floor Technician Minimum Qualifications

  • High school diploma, GED, or suitable equivalent preferred
  • Floor maintenance experience preferred
  • Completion of drug test
  • Completion of on-the-job training
  • Resilient to noise
  • Physically agile
  • Excellent communication skills
  • Willingness to use applicable precautions while handling and cleaning hazardous chemicals, bodily fluids, and materials contaminated with communicable and infectious diseases

  • Check stocking levels of all consumables and replace them when appropriate.
  • Adhere strictly to rules regarding health and safety and be aware of any
  • company-related practices.
  • Follow cleaning specifications.

Team Leader Minimum Qualifications

  • Have supervision skills.
  • Work evening and night shift.
  • Work weekends.
  • Have a working car and driver's license.
  • Have cleaning experience.
  • Clean background.
